WISCONSIN SELLER GUIDE
Your step-by-step selling guide
A practical overview from the first conversation to closing and possession. Your path will depend on the property, financing, written agreements, and your circumstances.
- 01
Clarify your goals and timing
Discuss why you are moving, your preferred timing, and any purchase you need to coordinate. Identify documents and decisions to organize before listing.
- 02
Review value and a pricing plan
Request an agent-prepared comparative market analysis. Consider comparable properties, condition, improvements, and your goals. A market analysis is not a formal appraisal or guaranteed sale price.
- 03
Understand services and listing fees
Review the proposed services and written listing agreement. Our listing-side fee is 1.5% below $400,000 and 1.25% at $400,000 or more. Buyer-broker compensation and other transaction costs are separate and negotiable.
- 04
Prepare your property and records
Discuss cleaning, presentation, photographs, and useful preparation work. Gather available repair, improvement, utility, and association records. Ask your agent or attorney about applicable disclosures.
- 05
Launch the listing and manage showings
Confirm listing accuracy, included items, photographs, showing instructions, and the agreed marketing plan. Review feedback with your agent as the listing progresses.
- 06
Compare offers as a whole
Review price alongside financing, contingencies, requested concessions, timing, and possession. Compare the terms against your priorities before accepting or countering.
- 07
Manage the accepted contract
Track the agreed deadlines and coordinate inspections, appraisal access, title questions, and negotiated items. Consult your agent or attorney about contract questions before taking action.
- 08
Prepare for closing and possession
Review the settlement figures, payoff information, and any agreed work. Plan your move, property condition at handoff, and utility arrangements around the written contract.
- 09
Close and retain your records
Confirm signing, funding, and possession arrangements with the closing team. Keep relevant records and direct tax or legal questions to qualified professionals.
