Selling & fees
What is your listing-side commission?
Our displayed schedule is 1.5% for listing prices below $400,000 and 1.25% at $400,000 or more. These are listing-side fees; other costs are separate. Services, calculation basis, compensation, and final terms are established in the signed agreement.
Does that include buyer-broker compensation?
No. Any buyer-broker compensation is separately negotiated and documented. Ask for a complete explanation of proposed fees and expenses before signing.
Is 3.6% a standard commission?
No. It is only the hypothetical comparison rate in our calculator. Commissions are negotiable. A comparison of rates alone does not establish equivalent services or contract terms.
Does the savings calculator show my net proceeds?
No. It compares listing-side fees using the same entered price. It excludes loan payoffs, buyer-broker compensation, closing expenses, concessions, taxes, and other costs. Request transaction-specific figures to evaluate proceeds.
How do you estimate a listing price?
We discuss relevant comparable properties, condition, improvements, market context, and your goals. An agent-prepared comparative market analysis is informational, not a formal appraisal or guarantee of the price a buyer will pay.
Should I repair everything before listing?
Discuss condition, preparation options, budget, and likely buyer questions before committing to work. The appropriate approach varies by home and goals. Disclosures and agreed repairs must be considered separately.
Is the highest-price offer always the strongest?
Evaluate the whole offer: financing or cash terms, contingencies, concessions, deadlines, possession, and other obligations. Price is one factor; the right choice depends on your priorities and the actual written terms.
Buying & the contract
Where should I begin my home search?
Define your locations, budget, property needs, and timing. If borrowing, discuss financing and required documentation with a lender. Our buyer guide explains the general sequence from preparation to possession.
Does preapproval guarantee a loan?
No. Final financing depends on the lender’s review, the property, loan requirements, and other conditions. Ask your lender what remains outstanding and when any approval or rate lock expires.
Are an inspection and an appraisal the same?
No. They serve different purposes. An inspection evaluates condition within its scope; an appraisal is an opinion of value. Neither replaces the other or removes the need to review applicable contract terms.
What is earnest money?
It is a deposit handled according to the purchase agreement and applicable requirements. Amount, delivery, handling, and potential return or disbursement depend on the agreement and circumstances; ask your agent or attorney about your transaction.
What is a contingency?
It is a contractual condition that can affect the parties’ obligations. Its wording, deadlines, notices, and available options matter. Consult your agent or attorney before assuming a particular right or taking action.
When do I receive possession and keys?
Use the agreed written possession terms, rather than assuming signing and possession happen together. Confirm funding, access arrangements, and any separate occupancy agreement with the closing team.
How do I verify school assignments, zoning, or lake rights?
Confirm the actual parcel and ask the school district, municipality, county, title professionals, or other responsible authority. Mailing addresses, nearby amenities, and listing descriptions are starting points, not proof of a specific right or assignment.
Loan tools & ownership costs
What does the simple payment calculator include?
Principal and interest on an illustrative fixed-rate loan. It does not include taxes, insurance, mortgage insurance, HOA dues, or other ownership costs. Advanced mode adds only the cost estimates you enter.
Are the sample interest rates current mortgage offers?
No. They are editable examples, not current rates, APRs, quotes, or a commitment to lend. Obtain a lender’s terms and formal loan disclosures for your circumstances.
Why does the interest portion change over time?
In the fixed-rate example, interest is calculated on the remaining principal. As that balance declines with payments, interest generally decreases and the portion applied to principal grows. The amortization page illustrates the schedule.
Can taxes, insurance, or mortgage insurance change?
Yes. Actual charges and timing may differ from entered estimates. The tool does not forecast increases, escrow adjustments, or mortgage-insurance cancellation. Verify these costs with the relevant provider and lender.
Moving & closing
How far ahead should I arrange my move?
Start planning once you have a realistic timeline, and keep arrangements consistent with the written contract. Confirm possession timing with your agent and allow flexibility for changes.
What should I bring to closing?
Ask the closing team for its specific list, identification requirements, signing arrangements, and verified payment instructions. Avoid relying on a general checklist as a substitute for transaction-specific instructions.
How should I verify payment or wire instructions?
Call the closing company using a trusted number independently obtained from your established records. Verify instructions directly before sending funds, especially if an email reports a last-minute change. Do not rely on the contact details in that change message.
Are the checklists a complete list of my obligations?
No. They are general planning aids. Your property, loan, closing arrangements, and signed agreements may require additional steps or different timing. Confirm responsibilities with your agent, lender, attorney, and closing team.
